Annandale, VAAnnandale is situated on 11,900 acres which constitutes 5% of Fairfax County.  The population of the Annandale Planning District is reported to be 76,029 with 26,119 housing units, covering 18.67 square miles. Median value of single family homes is $667,500.  

The population density is 5,670 per sq. mile which is considerably higher than the national or Virginia average.  Population within the zip code (one mile of town center) is 74,135.  The population grows to over 100,000 within a 3 mile radius (generally considered the shopping-service radius) and swells to over 340,000 within a five mile radius.

The median age in Annandale is 39 with the Virginia average being 38.  Average income is $123,999.

Estimated population growth in Annandale by 2040 is 81,168  (1 mile radius of town center).  That will be entirely dependent on some density building taking place (most likely leaseable mid to high rise structures)    within the shopping district.  To date, there are no plans submitted for such a development.

FOR CURRENT AND PROSPECTIVE RETAILERS CONSIDERING ANNANDALE, PLEASE NOTE THESE DEMOGRAPHICS.     Annandale enjoys great cultural diversity and all are welcome and treasured for adding to the depth of culture, food and traditions.  However, an accurate portrayal of the business community is important, especially when all too often misrepresented.  Only 23% of the business community in Annandale is Korean or Korean/American while less than 8% of the residential population is Korean or Korean American.

Demographics are significant for prospective new retailers to understand.  Because of excessive signage, often in violation of county code, and wide-spread efforts to falsely portray Annandale as a Korean majority community, visitors can be confused.  These are the correct demographics and should be used in forward planning.

Besides housing cost (mortgage or rent), utilities, food, medical insurance, retirement savings and transportation expenses, the largest areas of expenditure are in dining out, apparel, education, entertainment/recreation, home improvements, and household services, followed by travel expenses.
